What we do
We build the servicing case from your financials, add back the items lenders allow, and choose between full documentation and alternative documentation lenders based on what you can evidence. For small developments we test feasibility before the application so you are not paying for a valuation that was never going to work.
How the numbers usually look
Full documentation lending generally needs two years of tax returns and financials and prices closest to standard rates. Alternative documentation options can work with 6 to 12 months of business activity statements or an accountant declaration, usually at 0.50 to 1.50 percent above standard pricing and capped near 80 percent of value.
Development finance
Small scale residential development is typically funded to about 70 to 75 percent of total development cost, or around 65 percent of gross realisation, with pre sales sometimes required above four dwellings. Terms usually run 12 to 24 months and are interest only through the build.
